Window Frames Installed — Cortizo Systems & High-Efficiency Glazing

At Ernesto 65 and Azuaga 68, the window and door frames are now fully installed across both buildings. This phase represents far more than an aesthetic milestone — it is a critical step in the long-term waterproofing performance and thermal efficiency of every apartment.

Every frame was installed with meticulous attention to sealing detail, using high-performance silicone specifically rated for this application. The goal: zero moisture ingress, at every joint, on every floor.

Cortizo — A European Leader in Aluminium Systems

For this project, we selected Cortizo — one of Europe’s most respected aluminium frame manufacturers, known for combining engineering precision with architectural refinement. Two systems were chosen, each for a specific application within the buildings:

COR Vision Evolution — a premium sliding system for sliding windows and doors, with slim sightlines that maximise natural light.

COR 70 OC — a robust casement system for hinged windows and doors, designed for exceptional airtightness and water resistance.

The installed frame sits flush and perfectly aligned with the stone surround, sealed with a colour-matched silicone that makes the junction virtually invisible.

A close look at the harmony between the grey aluminium frame and the natural stone — a detail that reflects both quality of materials and precision of execution.

A critical detail: the stone sill is sealed at its contact with the frame, preventing any moisture that may permeate through the stone from ever reaching the aluminium profile.

Horizontal sealant application along the base of the frame — preventing water from tracking under the threshold at floor level.

Vertical sealing from top to bottom along the frame edge — completing the perimeter seal and leaving no water pathway open on any side.

High-Efficiency Glazing

The glazing fitted throughout Ernesto 65 and Azuaga 68 was selected to go well beyond standard requirements. With a thermal transmittance of Ug = 1.3 W/(m².K), 80% light transmission, and 39 dB acoustic insulation, these double-glazed units comfortably exceed the thresholds required for a Class A energy certificate — ensuring comfort, efficiency, and quiet living for every resident.

Sealed at Every Point

A premium frame is only as good as its installation. At Ernesto 65 and Azuaga 68, every junction — stone, wall, floor — was carefully sealed using Berner Premium hybrid sealant, a professional-grade product rated for permanent outdoor exposure.
